Rolling gate and rolling steel door repair

A rolling gate is not a garage door with a different name. The curtain, the barrel, the spring assembly and the operator all work differently, and a storefront or a parking deck that cannot close is a security problem, not an inconvenience.

We have been doing this work in North Jersey for over twenty years, and commercial rolling gates are a significant part of what we do — not a sideline. Our crews carry gate parts, not just garage door parts.

Springs, and why gates fail when they do

Most rolling gate call-outs come down to the spring assembly inside the barrel. A spring is rated in cycles — one cycle being one open and one close — and that rating is the honest measure of how long it will last.

A residential garage door might run four cycles a day. A storefront gate runs two. A parking deck gate can run several hundred. Put a low-cycle spring on a high-traffic opening and it will fail inside a year, which is the single most common reason we get called to a gate someone else installed.

Fire-rated rolling doors and the annual drop test

A fire-rated rolling door is a life-safety device. It sits open on a fusible link or a release mechanism and is designed to drop closed and hold a fire back. Because it spends years doing nothing, the only way to know it still works is to test it.

NFPA 80 calls for fire doors to be drop-tested annually, with the test witnessed and documented and the door reset afterwards. Your insurer or fire official will ask for that paperwork. We carry out the drop test, reset the door, replace fusible links and governor parts where needed, and document it.

If you have fire doors in a building and nobody can tell you when they were last tested, that is worth a call.

Operators and automation

We fit and service LiftMaster commercial operators across all of it — jackshaft, hoist and trolley — along with the control side: key switches, keypads, push-button stations, timers, loop detectors, photo eyes and safety edges. Tying a gate into an existing access-control or intercom system is routine work for us.

Motorising a manual gate is one of the more common jobs we do. If staff are hauling a heavy grille up by hand twice a day, that is both a labour cost and an injury waiting to happen.

High-speed doors

Rytec and Dynaco doors open in seconds rather than tens of seconds, which matters where traffic is constant or where you are holding a temperature. They run on no spring assembly at all, so the wear pattern is completely different from a conventional rolling door and they are rated past a million cycles.

Common in cold storage, food production, pharmaceutical, car washes and busy parking entrances. We install and service them.

When a gate will not close

A gate stuck open is a security problem, so it is treated as an emergency. We take call-outs around the clock with a twelve-hour response window, and same-day service is available Monday to Saturday, with Sunday covered on an on-call basis. After-hours work is billed at a higher rate than scheduled daytime work.

The failures we see most often on a gate that will not close: a broken or fatigued spring in the barrel, a curtain out of its guides after an impact, a bent bottom bar, a seized or stripped operator, a failed safety edge or photo eye holding the door open, and jammed slats after a vehicle strike.

If a gate has been hit and will not close, we can usually secure the opening the same visit even where the full repair needs parts ordering.

Rolling gate work is concentrated in the dense commercial corridors, and that is where most of ours is:

• Essex County — Newark above all, plus Harrison and the surrounding industrial belt. See Essex County.

• Bergen and Passaic — Clifton, Carlstadt, Midland Park and across the Bergen and Passaic commercial parks.

• Further south into Morris, Union and Middlesex, and down to Mount Laurel for larger contracts.

Gates we have worked on

To give a sense of the range, some recent jobs:

• A 22ft by 12ft gate in Harrison needing a full spring replacement — an opening most residential outfits will not touch.
• A 20ft by 9ft solid gate in Jersey City rebuilt on 100,000-cycle high-cycle springs after the original assembly failed early under heavy daily use.
• Three gates and three operators replaced together for a single Union City building.
• Multiple gate and LiftMaster operator contracts across Newark, which is our busiest commercial town.

Getting a price

Rolling gate work is quoted after someone has looked at the opening. Width and height, the condition of the curtain and guides, how many cycles a day it does, whether it is fire-rated, and whether the operator is staying all change the job. We will come out and measure.
