Commercial Garage Doors & Rolling Gates in Newark, NJ
Newark is our busiest commercial town. Most of what we do here is not a house with a broken spring — it is a rolling gate on a warehouse entrance, a steel service door on a loading bay, or a fire door that has to pass its annual test. We have been doing this work in Essex County for over twenty years.
Call 201-621-2161. We run same-day service across Newark, we answer emergency calls 24/7 with a twelve-hour response window, and we carry doors, openers and parts in our own warehouse — so a common failure is usually fixed on the first visit rather than after a parts order.
What we get called for in Newark
Rolling gates and rolling steelSecurity gates, coiling service doors and counter shutters — repair, spring and cable replacement, new installs and operators.
Fire-rated rolling doorsAnnual NFPA 80 drop testing, reset after a drop, fusible link replacement, and the documentation your inspector asks for.
High-speed doorsRytec and Dynaco. No springs, rated for at least a million cycles — the right answer for an opening that cycles all day.
Loading dock equipmentDock doors, levelers, bumpers and seals, plus the operators that run them.
Commercial openersLiftMaster jackshaft, trolley and hoist operators, sized to the door rather than to the cheapest option.
Security grillesStorefront and interior grilles, open mesh and solid slat, including the ones nobody else wants to service.
The mistake that brings us to gates other people installed
The most common reason we get called to a rolling gate someone else put in is a low-cycle spring on a high-traffic opening. Springs are rated in cycles — one open and one close is a cycle. A standard spring might be rated at 10,000. We can specify up to 500,000.
A Newark warehouse gate that opens forty times a day burns through a 10,000-cycle spring in well under a year. The gate does not fail gracefully. It fails on a Tuesday morning with trucks waiting.
So the first question we ask on a commercial gate is not what it costs. It is how many times a day it moves. If the opening cycles hard enough, a high-speed door with no springs at all is the cheaper answer over five years, even though it costs more on day one.
Real Newark work
Newark is where our largest rolling gate contracts sit — multiple gate and LiftMaster operator installations across warehouse and industrial properties, several of them running to five figures.
Elsewhere in the corridor: a 22ft x 12ft gate spring replacement in Harrison, a 20×9 solid black gate in Jersey City built on 100,000-cycle springs, and a Union City property that needed three gates and three operators in one visit.
Fire doors are the part most buildings forget
If your building has fire-rated rolling doors, NFPA 80 requires them to be drop tested annually and the results documented. It is not optional and it is the thing that fails an inspection.
We test them, reset them, replace fusible links, and give you the paperwork. Most buildings we pick up have not had a documented test in years — usually because whoever installed the door does not do the testing.
How fast we get there
- Same-day service across Newark and Essex County
- 24/7 emergency call-out with a twelve-hour response window — after-hours work is billed higher than scheduled daytime work, and we will tell you that before we come
- Monday to Saturday as standard, Sunday on call
- Parts on the truck and doors in the warehouse, so most repairs finish on the first visit
What we carry
We are an authorized dealer for C.H.I., Clopay, Wayne Dalton, Amarr, Haas, General Doors, Artisan Door, Lynx and Richard Wilcox on doors, and LiftMaster and Genie on operators. For commercial work that matters less for the badge and more for lead time — being a dealer across that many lines means we can usually match what you already have instead of replacing a whole bank of doors to keep them consistent.
Questions we get asked
Do you work with property managers and general contractors?
Yes. A large share of our Newark work is repeat commercial accounts — property managers, industrial landlords and GCs. We can quote per door, per building or as an annual maintenance arrangement.
Can you service a gate you did not install?
Yes, and most of the gates we service are not ours. Rolling gates are mechanical — springs, cables, bearings, drums, slats. If the gate is sound we repair it. If it is a low-cycle gate on a high-traffic opening we will tell you that too, because replacing the spring again in eight months helps nobody.
Do you do the annual fire door testing?
Yes, including the documentation. If you have fire-rated rolling doors and no recent test on file, that is worth sorting before an inspection rather than after one.
