The shared gate is the one that fails
Jersey City’s problem is arithmetic. One gate on a forty-unit building is not a residential gate. If half those residents come and go twice a day, the gate is cycling eighty times before you count visitors and deliveries.
Springs are rated in cycles — one open and one close. A standard spring might be rated at 10,000. On that building it is finished inside five months. We can specify up to 500,000.
So when a building manager tells us the gate “keeps breaking”, it usually is not breaking. It is wearing out exactly on schedule for the spring somebody chose. The fix is not another identical spring. It is counting the cycles first and specifying for them — and on the hardest-working openings, a high-speed door with no springs at all works out cheaper across five years even though it costs more on day one.

Yes. Low headroom is normal here rather than unusual, and there are track and operator configurations built for it. It changes the hardware, not whether the job can be done.
Do you work with building managers and boards?
A large share of our Jersey City work is repeat commercial and multi-unit residential accounts. We can quote per door, per building, or as an annual maintenance arrangement so the testing and servicing is scheduled rather than remembered.
Can you service a gate you did not install?
Yes, and most of the gates we service are not ours. If the gate is sound we repair it. If it is a low-cycle gate on a high-traffic opening we will tell you that too, because replacing the same spring again in eight months helps nobody.
