High-speed doors, and why they turn up here

A large residential development with structured parking has one or two vehicle entrances serving hundreds of cars. That opening might cycle several hundred times a day. No conventional sectional door or rolling gate is built for that.

High-speed doors — Rytec and Dynaco — are. They run on no springs at all and are rated for at least a million cycles, against 10,000 on a standard spring. They open in a couple of seconds rather than fifteen, which on a busy entrance is the difference between traffic flowing and traffic backing onto the street.

They are also a specialist item. Most residential garage door companies do not stock the parts, do not carry the controls, and will not touch the drive. We do this work, including the ongoing servicing that keeps a high-speed door reliable rather than merely installed.

Do you service high-speed doors you did not install?

Yes. Rytec and Dynaco doors are frequently installed by one contractor and then orphaned because nobody local services them. If you have one that is out of action, we can look at it.

Is a high-speed door worth it for our building?

It depends entirely on cycles. Count how many times the entrance opens on a normal weekday. Under about fifty, a well-specified conventional door on high-cycle springs is usually the better value. Several hundred, and the conventional door is a recurring repair bill.

Can you take on a maintenance agreement rather than call-outs?

Yes, and on high-speed doors and fire doors we would recommend it. Both are items where scheduled attention is markedly cheaper than waiting for failure.
