Two years, parts and labor
On residential work — a repair or a full door installation — you are covered for two years on both the part and the work. If something we installed fails inside that window, we come back out and we fix it. You are not charged for the part and you are not charged for the visit.
The two years on parts is ours. That matters more than it sounds. A lot of companies hand you the manufacturer’s paperwork and leave you to deal with the manufacturer. We stand behind the part ourselves for two years regardless of whose name is stamped on it.
The manufacturer’s warranty sits on top of ours
We are an authorized dealer for C.H.I., Clopay, Wayne Dalton and LiftMaster. Those manufacturers carry their own coverage on the doors, openers and hardware they make, and that coverage does not replace ours — it runs alongside it.
What we do with it is the part worth knowing: we follow the manufacturer warranty through for you. You do not chase a manufacturer, sit on hold, or prove anything to a company you have never spoken to. You call us, and we deal with them.
Commercial: installs and repairs are different
A new commercial installation carries one year. New equipment, installed by us, to a known standard — so the term is fixed and we do not need to hedge it.
A commercial repair carries three months to one year, depending on the repair itself, the materials, and the traffic pattern the equipment runs under.
That range on repairs is deliberate, and it is honest about what commercial repair work actually is. Traffic pattern is the variable that does the most work here: a rolling gate cycling four hundred times a day on a Newark loading dock is living a different life than the same gate on a quiet building, and the identical repair will not last the identical length of time. Add the condition of what we are repairing — we are often asked to get twenty-year-old equipment running again rather than replace it — and a flat number would not be a real warranty. It would be a number on a website.
So the term is set for your job and it is stated on the quote before any work starts. If it is not clear, ask, and we will put it in writing.
Why the warehouse matters to a warranty call
A warranty is only as good as how fast it gets honored. We run our own warehouse stocked with doors, openers and parts, residential and commercial. When a warranty call comes in, the part is usually already on the shelf or already on the truck — so the fix happens on the visit instead of after an order arrives.

The terms above are our standard coverage. The exact coverage for your specific job is written on your invoice — that document is the one that governs. Keep it. If you cannot find it, call us and we will look it up; we keep a record of every job for exactly this reason.
