A high-speed door is not a faster version of a garage door. It is a different machine built for a different problem: an opening that cycles hundreds of times a day, where a conventional door is not slow so much as steadily destroying itself.

The number that decides it

Springs are rated in cycles. One open and one close is a cycle. A standard garage door spring might be rated at 10,000. On a good commercial door we can specify up to 500,000.

A high-speed door has no springs at all, and is rated for at least a million cycles.

So the decision is arithmetic, not preference. Count how many times the opening actually moves on a normal weekday:

We would rather tell you that you do not need one. Selling a high-speed door to a building that opens its bay twenty times a day is how a company gets a reputation it deserves.

What else they solve

Traffic flowTwo to three seconds to open against ten to fifteen. On a busy entrance that is the difference between vehicles moving and vehicles queuing onto the street.

Temperature and costAn opening that stands open for fifteen seconds a hundred times a day is a hole in your heating bill. Less open time is less conditioned air lost.

Contamination controlCold storage, food production and pharmaceutical spaces need the opening shut. Fast doors keep dust, insects and warm air on the correct side of the wall.

Impact toleranceMany high-speed doors are designed to be struck by a forklift, release, and be reset rather than replaced. In a busy warehouse that matters more than the spec sheet suggests.

Noise and security separationA fast door closing behind a vehicle is a real barrier rather than a gesture, and it stops the opening being permanently ajar.

Parking structuresLarge residential and commercial developments with one or two entrances serving hundreds of cars — the fastest-growing use we see in New Jersey.

Real work

We hold an ongoing service relationship with a large residential development in Harrison, covering eight separate high-speed door jobs at one address — installation, repair and continuing maintenance on the parking entrances.

That is the pattern we see most: a development goes up, the doors go in, and within a year or two the openings are cycling far harder than anyone modelled.

Servicing doors we did not install

This is a large part of our high-speed work, and it is worth being blunt about why.

High-speed doors are frequently installed by a contractor who is not local, does not return, and does not stock the parts. The building is then left with an expensive door, no service relationship, and a local garage door company that will not touch the drive or the controls because it is not what they do.

We do. If you have a Rytec or a Dynaco sitting out of action because nobody will service it, that is a call worth making.

Maintenance rather than call-outs

On high-speed doors we would genuinely recommend a scheduled arrangement over emergency call-outs. These are machines with drives, controls and safety systems, running far more duty cycles than a normal door. Attention on a schedule is markedly cheaper than attention after a failure — and an entrance that fails on a working morning costs more than the repair.

The same logic applies to rolling steel and fire-rated doors, where annual NFPA 80 drop testing is a legal requirement rather than a recommendation.

Questions we get asked

Can a high-speed door replace a rolling gate on a security opening?

Sometimes, but they are solving different problems. A rolling gate is a barrier first. A high-speed door is throughput first. On an opening that needs both, the honest answer usually depends on what happens overnight versus during the working day.

What happens when a forklift hits it?

On most models, the curtain releases from the guides rather than tearing, and resets — sometimes automatically. That is a design feature, and it is a large part of why they survive in environments that would destroy a sectional door.

Do you carry parts?

We run a warehouse stocked with doors, openers and parts for both residential and commercial work. High-speed door components are more specialised than springs and cables, so lead time depends on the model — we will tell you honestly what is on the shelf and what has to come in.

How much are they?

Substantially more than a conventional door on day one, and frequently less across five years on a high-cycle opening. We will quote on the actual opening rather than from a list, because the drive, the controls and the environment change the number more than the size does.
